The 5 Most Common Roofing Problems

Roofs can end up exhibiting a lot of problems that require repairs by a talented local roofer. Knowing how to identify these problems, and simply knowing what they are, will help you ensure that your roof is always in the best shape, particularly during the harshest months of the year. Continue reading to learn about five of the most common roofing problems so that you can be fully prepared.
1. Roof Leaks
Roof leaks are common, and definitely one of the problems that you never want developing because it could lead to a lot of damage inside your home. Your roof might experience a leak as a result of flashing details not being properly fastened during their installation. In fact, the majority of roof leaks will happen at the flashing details or any areas of the roof where the membrane is interrupted or terminated. However, they can also be the result of single-ply membranes being installed using poor quality seams. The seams should be heat-welded or glued appropriately to prevent unwanted leaks.
2. Damaged Shingles
Shingles can go missing as a result of harsh weather conditions, or they can become discolored or even start to curl over time. Regardless of the type of damage that roofing shingles may be exhibiting, though, that damage will leave the roof’s underlying wood more susceptible to damage, including holes and rotting.
3. Gutter Issues
Keeping your gutters free of debris, such as branches and leaves that can easily fall in throughout the year, is important, and this is a type of roof maintenance that you can perform every autumn in order to prevent problems before they start. Gutters are prone to debris and water collecting within them when they are not clean, and that could, in turn, result in the development of mildew and mold under your roof, causing even more problems.
4. Fascia Damage
The fascia is the front board that runs along the roofline of your house. When moisture collects there, it can become damaged surprisingly easily as well. Therefore, keep an eye on it to identify problems as early as possible.
5. Ponding Water
Finally, another common problem that occurs across all types of roofs is what is known as ponding water. When you keep water off of your roof, it can perform as it is meant to. But if there is water that ends up staying on the roof, much like the water in a pond does, especially if your roof is level, it could create a lot of problems because it will cause the deterioration of the materials that are found throughout your roof. Making sure that you have at least some amount of slope will prevent this problem. You can add slope by using tapered insulation.
There are many ways that you can prevent these common roofing problems before they start. First off, make sure that your roof is installed properly by reputable professionals. Then take the appropriate steps to maintain your roof, such as by cleaning out the gutters and inspecting the roof at least once a year.
