Understanding the Importance of Building Information Modeling

by Guest on Mar 22, 2013

We can consider The Building Information Modeling to be the most successful leap in the history of Civil and Architectural Engineering and now, it has become a necessity to make the construction projects successful. It can enhance an innovative new approach to the design, construction, and management of any building project. It highly depends on an intelligent model-based process and can considerably improve the ways to create, build and operate any building or infrastructural projects fast and economical.

Building Information Modeling is a process that represents the whole life cycle; from planning, construction, operation, maintenance and recycling of any building and infrastructure. A BIM model is a 3D object database rich in data and structured information and can be visualized very easily.

Importance of Building Information Modeling

Most of the leading exponents in the construction industry are now adopting BIM as a standard design strategy as it enables them to complete the projects with high quality and at a decreased cost. Building information modeling will provide the architects, engineers, contractors and owners, a clear vision of the project in an information rich integrated digital environment, which help them to make decisions better and faster.BIM ensures better productivity, so the time required to complete the project can be considerably reduced and increases the speed of delivery of the project. The BIM ensures the immediate availability of fully coordinated, integrated and highly reliable information about the design, schedule, and scope to all the professionals involved in the realization of the project. This highly improves collaboration between various teams within the project, and lead to improved profitability with improved time management.

The building information model provides the central location for all the team disciplines to coordinate their efforts. Its ability to create an accurate 3D representation of the projects gives detailed information about the construction issues that may arise in various phases and also help to calculate the quantity requirements well in advance. BIM can considerably reduce wastage of; time, money and materials typically associated with projects not utilizing BIM workflow. The BIM integrates the concept of time and scheduling into the model. By producing an accurate BIM model, the designer can predict and coordinate the sequence of when a particular trade’s work should occur. Materials take off schedule can be charted directly from the model, ensuring the delivery of sufficient materials at required intervals, and can help a lot in reducing materials wastage caused by overstocking.

In normal construction methodology, the exchange of information between the designers and executioners may be unclear, leading to minor or major reworks during the construction. The lack of updates of any kind of changes in design information can cause a heavy financial burden to the company. As BIM is more centralized, the exchange of information or updates is made instantly; also it can ensure zero construction errors and reduced reworks.

The modern construction industry is widely adopting the BIM and its tools, as it can help the builders to deliver quality products with shorter installation time. Now by adopting BIM, the building performance and predictability has greatly improved, which in turn improved profitability of the construction projects and better customer-client relationship in the industry.
