To put it simply, modular buildings relate to the idea of off-site construction of different segments of a building that are assembled on-site. The eventual result is the completion of the construction of a building or a home in almost half the time it would have taken to construct it using traditional procedures and approaches.

When constructing a modular building, different segments of the structure are separately constructed as ‘modules’- hence the name modular building. Once the construction of modules is complete, these are shifted to the site to be assembled under expert supervision while adhering to the defined design specifications. To further enhance construction management when building a home through modular construction, it is made sure that materials that are to be delivered to the site are properly and securely stored. Usually, the manufacturer’s warehouse is used for this purpose.

What makes the construction of modular buildings more reliable and fast is the fact that these are mainly constructed off-site in factories, under controlled conditions. As a result, it becomes easier to take care of construction management and ensure better quality control. But these are not the only advantages of building a home through modular construction. There is a lot more that it has to offer to construction professionals, as well as the end consumers.

To begin with, not only modular construction is faster than traditional construction but it also offers increased flexibility when it comes to building design. Moreover, this particular advantage of modular construction is not only limited to designers and architects. In fact, modular construction also enables residents to modify and upgrade the design of their homes as per their liking, once the construction is complete.

As 80% of modular construction takes place off-site, the risks involved in the on-site construction of buildings and homes are significantly reduced. Moreover, modular construction also leads to a reduction in the cost of construction through the optimal use of materials and resources. During modular construction, each stage is carefully planned to optimize the use of resources. As a result, most of the waste is recycled and reused that otherwise would have been dumped in landfills.

Hence apart from being cheap and fast, modular construction is also environment-friendly and leads to better sustainability. It is able to meet higher quality standards than traditional construction.

It is mainly due to these advantages, especially cost-reduction and faster speed, that modular construction is rapidly gaining popularity and is turning out to be the mainstream construction alternative.
